I suggest you look for an experienced full time knowledgeable professional. A Certified Residential Specialist (CRS) will be a good starting point. Interview the agent and ask for a resume. If the agent does not "feel right" or fails to offer a no obligation sit down interview, with disclosures and references then move on.
South Carolina requires the buyer agency agreement to be in writing. I represent the buyer as my client with a written agreement the same as we would a seller. You will want the agent to disclose upfront who they are representing. I will put our agreement in writing with an "easy out" performance guarantee. At our initial no obligation consultation we will discuss your basic needs, wants and specific timelines. Nothing can really happen until you share those needs with me. At our meeting we will plan your home search in detail. Most important to know is that the buyer in most normal purchases when working with me does not pay my fee. The buyer agent fee (to bring a buyer) is usually pre-arranged and offered as part of the transaction from the listing company.
