In the State of South Carolina we are required by law to present an Agency Disclosure in writing at the first meeting and prior to showing homes or taking personal financial information.
The options available to the consumer include buyer agency, seller agency and possibly dual agency or designated agency should you as a buyer client become interested in purchasing a listing within that same office. Find an agent that you feel good about first! I suggest you look for an experienced full time knowledgeable professional. A Certified Residential Specialist (CRS) will be a good starting point. Interview the agent and ask for a resume. If the agent does not "feel right" or fails to offer a no obligation sit down interview, with disclosures and references then move on.
South Carolina requires the buyer agency agreement to be in writing. We represent the buyer as a client with a written agreement the same as we would a seller. Work with an agent that will disclose upfront who they are representing. I will put our agreement in writing with an "easy out" performance guarantee. At our initial no obligation consultation we will discuss your basic needs, wants and specific timelines. Nothing can really happen until you share those needs with me.
