Charleston continues to see population growth and a solid job market increase. The Vought-Alenia aircraft consortium announced (12/04) it's new $560 million dollar aircraft fuselage plant. The 380 acre site will be located near the Charleston International Airport and will provide more than 600 well-paying jobs.  

As of October of 2004 our three county region added 7,100 more jobs than it did for the same period last year, giving the area a 2.7 percent growth rate in employment. Most of the gain was in the last six month period. Real estate sales as of 11/04 had a 13 percent increase over all of last year.The median sale price is at $175,000 up 7 percent from 2003. 

The soaring demand-driven market is driving home prices through the ceiling. It is not uncommon for some of the better properties in certain desirable markets to receive multiple offers. Good reason to have an experenced real estate agent representing you.

If your parents are providing financial assistance for the purchase of a home, it is important that you have very clear agreements with them about the conditions under which their help will be provided.

Sit down with your parents to discuss the details of the arrangement. Is the money they are providing a gift or a loan? If it is a gift, be sure to check with your tax expert to minimize the tax implications. If your parents are loaning the money for the down payment, how will it be paid back? Will there be joint ownership with an equity-sharing agreement? Will your parents be named on the ownership papers with you? Are special documents needed?
