Now's the time to buy Charleston South Carolina real estate! We have a full blown buyers market with better choices and lower pricing and the extended $8000 tax incentive for first time buyers. Here is the government website that describes the extended and expanded tax credit. New Tax Incentive It now also includes homeowners who have been in their home for at least 5 years and who want to buy a new residence. We have a great market for homes for sale in South Carolina. I'm finding some really great Charleston real estate deals for my home buyers with the increased inventory and hot incentives. The industry growth in the Charleston area slowed slightly but continues to grow and create jobs. The aerospace giant "The Boeing Company" has started a second 584,000 square foot assembly plant here in North Charleston that will create at least 3,800 new jobs with an investment of $750 million over seven years. Boeing is expected to attract at least 44 top-tier suppliers. Check Out: Boeing Charleston and Boeing Job Openings Another big development project underway is a joint venture by MeadWestvaco Corp. and the Rockefeller Group out of New York in the construction of a 1.1 million-square-foot $48 million warehouse facility for parent group TBC Corporation, a Florida Based national tire distributor. The "Tire Kingdom" TBC warehouse will be located off of I-26 near Summerville and will provide 100 jobs while becomeing another major customer for the Port of Charleston. Another new port supplier will be Gildan Activewear Inc. that purchased the former Mikasa Distribution center. There are some really good incentives and pricing on the existing new construction inventory and some really great deals on the resales. Goose Creek and Summerville real estate properties attracts many of the first time buyers because of price range. There are foreclosures that sometimes can save a smart shopper thousands. In my opinion we will have an "open window" for qualified buyers to make the deal of a lifetime in early 2010. Clemson University Restoration Institude landed $45 million federal grant for a wind turbine project that will be located in North Charleston. The project will provide about 113 construction jobs and 21 full-time jobs. Tax Considerations >Tax Rewards for Homeowners
The Federal Tax Code has significantly improved the American taxpayer's ability to profit by selling a principal residence. Prior to 1997, homeowners could take advantage of a tax benefit termed the "rollover", which granted exemption from capital gains taxes on the net profit from the sale of a home. Homeowners who used profits to purchase a bigger and better home did not have to pay tax. And homeowners over the age of 55 were given a once-in-a-lifetime exclusion from taxes on profits of up to $125,000 on the sale of their principal residence.
Compare those tax breaks with our current, streamlined and potentially more profitable arrangement that replaced both the rollover and the one-time exemption. If you are a married home-seller filing jointly, you may enjoy up to $500,000 in tax-free home sale profits, provided you have occupied the property as your principal residence during two of the last five years. Taxpayers who file singly get a $250,000 capital gains exclusion. Homeowners are eligible to exclude capital gains on the sale of a principal residence as often as once every two years.
The law allows capital gain exclusions whether you "buy up" to a more expensive home or "buy down" to a less expensive one. The tax-free dollars can be used in any way you want. Consult your tax advisor for detailed advice about your particular circumstance.
